Site plan for the land east of Roundways

Bloor Homes has applied to build 450 homes on Green Belt land east of Roundways Coalpit Heath and have put in an appeal to the Government to the decide the outcome.

To help the planning inspectors arrive at a decision, South Gloucestershire Council’s Strategic Sites Delivery Committee considered the application at a meeting this week, and agreed that it would have refused the application.

Residents, a representative from the Parish Council, Ward Councillor Jon Lean and other councillor colleagues, all spoke robustly and often passionately, about why the land at Roundways is so important. We are grateful for the well-prepared contributions made by all.

The Committee agreed that the site is Green Belt, not Grey Belt as the applicants have argued, and set out 10 refusal reasons in total. Details will be posted on the South Gloucestershire planning website soon.

This does not mean that the land definitely won’t be developed; that decision will be taken by Government at the planning appeal due to begin on 24th November 2026. However, South Gloucestershire Council now has a solid platform from which to defend the appeal and argue for refusal.

Updates will be added to this website as they become available.
